Moving to Dripping Springs, TX: The Real 2026 Relocation Guide
We thought we would be in Texas for three years.
Seven years later I have stopped saying "for now" when people ask how long we are staying.
That is the part nobody warns you about when you start thinking about moving to Dripping Springs, TX. You come out here to look at a house. You end up picking a place to stay.
Which is why the house is the easy part.
The harder question is which corner of Dripping Springs you actually belong in. Because once your kids are zoned to a school and settled with friends two doors down, you are very unlikely to leave that area. Where you land is where you stay.
So pick it like you are staying. You probably are.
This is the honest version. What a family-sized home actually costs, real drive times, the tax rate nobody explains until you are already under contract, and how to narrow this whole map down to the two or three communities that fit your life.
Where Dripping Springs actually is
About 20 to 30 minutes southwest of Austin along the 290 corridor, and roughly halfway to the Johnson City and Fredericksburg wine country. All of it sits in Hays County.
That location is the whole pitch. Close enough that a Thursday dinner downtown Austin is not a production. Far enough that the sky is half the view.
One school district, three mailing addresses
This is the thing that confuses almost everyone, so let me clear it up first.
Dripping Springs ISD spans three different mailing addresses: Dripping Springs (78620), Driftwood (78619), and parts of Austin (78737). All of them are in Hays County. So yes, you can have an Austin, TX address and still send your kids to Dripping school district.
Belterra, Highpointe, Parten Ranch, and Reunion Ranch all carry Austin addresses. Rim Rock and Creek of Driftwood are Driftwood addresses. None of that changes the district.
The schools are the actual reason most of my families end up here. Dripping Springs ISD is A-rated by TEA, sits in the top 10 percent of Texas districts, and is still small enough that the principal knows your kid by name. A second high school, Driftwood Springs, opens for the 2028 to 2029 school year.
One caution: individual campus assignments shift as the district grows, and DSISD has not published boundaries for the new high school yet. Always confirm the specific campus for a specific address at dsisdtx.us rather than trusting a listing sheet.

What a home actually costs here
Forget the median. It blends a 1,400 square foot townhome with a 5,000 square foot estate on four acres and gives you a number that describes neither.
Here is the more useful answer. In most Dripping Springs communities, a single family home of roughly 2,500 to 3,300 square feet runs $650,000 to $900,000.
Below that band you still have real options. New construction starts in the mid $300s at Village Grove and around $390,000 at Cannon Ranch. Big Sky Ranch and Heritage both open around $400,000. Smaller homes on smaller lots, but the same school district as everything else on this list.
Above it, acreage and custom estates run from roughly $900,000 to well past $2 million.
So the honest version: if you want four bedrooms, an office, a yard, and a two car garage in one of the established or master planned neighborhoods, plan on $650,000 to $900,000. If your number is lower than that, you are not priced out of Dripping Springs. You are shopping in a different group, and I will show you exactly which one.
The five things that actually decide it
Everyone starts with a price and a school district. The families who end up happy out here weighed five things, in roughly this order.
- Budget, and the tax rate behind it. Two homes at the same list price can carry very different monthly payments once you factor in the tax rate. In Drip that swing is real, and it is the single most overlooked number in the process.
- Land versus amenities. An acre and a long driveway, or a pool, trails, and neighbors your kids can bike to? Almost every community leans clearly one way. Very few give you both.
- Age and style of home. Brand new construction, an established 10 to 15 year old home, or a custom build on acreage. This one narrows the map fast.
- Proximity to Austin and to town. How close do you actually need to be to the commute, to Mercer Street, to the things you will drive to on a Tuesday night?
- The feel. Quiet and tucked away, or social and walkable. It is the one thing you cannot put on a spreadsheet, and it is usually the one that decides it.
Which corner of Drip fits your family
I think about Dripping Springs in three bands, plus true Hill Country acreage further west.
East Drip is closest to Austin, newer, and amenity rich master planned communities. Pools, trails, parks. Start your list with Highpointe, Headwaters Belterra, Parten Ranch, and Reunion Ranch.
West Drip is quieter and more established, closer to historic Mercer Street. Look at Caliterra, Bunker Ranch, and Esperanza and Double LL Ranch coming soon.
The heart of town is walkable, with lower tax new construction and lighter amenities. Cannon Ranch, Village Grove, Heritage, and Big Sky Ranch.
Acreage means space, privacy, and a lower tax rate, usually on well and septic. Sunset Canyon and the surrounding enclaves are where most people start.
For the record, the ones I personally love are Highpointe, Headwaters, Caliterra, Parten, Bunker Ranch, and Esperanza. Not because they are objectively best, but because each one does something really well for a specific kind of family.
Amenities, or space
Almost everybody arrives wanting land.
I understand it. You are picturing the long driveway, the oaks, the quiet. That picture is why most people start looking out here in the first place.
Here is what I have watched happen over and over. Families come wanting acreage, then spend a weekend in a master planned neighborhood and see kids on bikes in the street, three families at the pool who all know each other, and a walk to the elementary. And something shifts.
So my honest advice, if your kids are little: start in a master planned community, not on acreage. Walkable to parks, friends two doors down, everyone at the same school. Move for the acreage later, when they are older and craving space. While they are little, keep it easy.
If your kids are grown, or you have wanted land your whole life and you know it, go get your acre. Just go in knowing the trade: you are on well and septic, you are further from everything, and there is no pool but the one you build.

Let's talk about the tax rate
This is the conversation most people skip, and it costs them.
With no special district, the Dripping Springs area starts around 1.6 to 1.7 percent. That is Hays County plus the school district plus the emergency services district.
Add a MUD, which is what funds the water, wastewater, drainage, and roads in most newer master planned communities, and the total usually lands between 2 and 2.7 percent. The key thing to understand: a MUD is already included in the tax rate, not charged on top of it. And that rate declines over roughly 20 to 30 years as the bonds get paid off. So a higher number often just means newer everything, still building out.
A PID is different. It is a separate fixed assessment on the lot, and it is billed on top. They are rare here. Heritage is the main local example at roughly $3,300 a year.
Put real numbers on it: a $750,000 home at 1.68 percent and the same home at 2.53 percent are about $530 a month apart, before you touch the HOA. That is a bedroom's worth of difference for the same house.
I will always run the real all in number on any home you are eyeing, not just the sticker.
What a weekend actually looks like
Drip is genuinely built for families, and that surprises people. There are dozens of breweries, wineries, and distilleries out here, and nearly all of them are family friendly. Room for the kids to run, live music most weekends, Hill Country views in every direction.
Our family's Friday spot is Vista Brewing out in Driftwood. Acres of trees for the kids to disappear into, food brought to your table wherever you land, and a menu that is actually good. Dripping Springs Distillery on Bell Springs Road runs the best happy hour in town, Thursday and Friday from 3 to 7:30.
Beyond that: Hamilton Pool Preserve with its 50 foot waterfall, the Pedernales River, Blue Hole. Live music at Mercer Dancehall and Hudson's. Downtown Mercer Street for a slow afternoon of shops and coffee.
You do not have to choose between raising kids here and still having a life. That is the whole rhythm out here.
